Organizer
This competition is offered and administered by Terrica Lynn Smith LLC, together with its affiliates, event partners, designees, successors, and assigns, referred to as “Organizer.”
Eligibility
This competition is intended for first-time real estate investors who are at least 18 years of age at the time of entry, pay the required application fee, complete the required application process, authorize any required background check, and agree to all applicable terms and conditions.
Employees, contractors, agents, judges, and immediate family or household members of Organizer, event production partners, and judging panel members are not eligible unless Organizer states otherwise in writing.
First Deal Requirement
This competition is intended to support the applicant’s first purchase of a real estate investment property. A standard primary residence does not qualify. A true house hack may qualify if it meets final program guidelines.
Applicants must certify that they have not previously purchased, owned, or held an ownership interest in a real estate investment property, whether personally or through an entity they control.
Valid Deal Opportunity
Applicants do not have to be under contract at the time of application or live presentation. However, any presented opportunity must be real, identifiable, and presented in good faith. Fabricated, purely hypothetical, misleading, or unverifiable submissions may be disqualified.
PUBLIC VOTING AND DEAL DETAIL ANONYMIZATION
Organizer may anonymize, redact, summarize, or withhold certain deal details from public-facing materials, including addresses, seller information, private deal sources, and other sensitive information. Applicants remain responsible for deciding what information to share publicly and accept that any information disclosed in videos, applications, live presentations, or event discussions may become Public. Provided, however, applicants should include as much information as possible so the deal is accurately represented.
Finalists Must Be Present
Finalists must be physically present at PC Live to participate in the live competition. Failure to attend, appear on time, or comply with live event instructions may result in removal from finalist consideration.
First Place Recipient and Alternates
Organizer may select a First Place Recipient, First Alternate, and Second Alternate. The First Place Recipient may be announced live at the event, but prize payout remains subject to documentation, verification, tax forms, and approval of the eligible use of funds.
If the First Place Recipient cannot satisfy the payout requirements, the prize opportunity may be forfeited and offered to the First Alternate, then the Second Alternate.
Prize and Use of Funds
The prize consists of up to $10,000 in deal support for a qualifying first real estate investment purchase. The prize is not guaranteed as a direct cash payout to the recipient personally, is non-transferable, and may not be substituted or exchanged except as permitted by Organizer.
Selection as First Place Recipient does not create an immediate right to payment. Prize funds will only be released after the recipient satisfies all required eligibility, verification, documentation, tax, and closing requirements.
Prize funds may be released:
• at closing through an approved title company, escrow agent, settlement agent, or closing attorney
30 Day Requirement
The selected recipient must submit all required documentation and satisfy all payout conditions within 30 days of selection. Failure to satisfy all requirements within the required timeframe may result in forfeiture and selection of an alternate recipient.
Documentation Requirement
Organizer may require documentation including, but not limited to:
• government-issued ID
• completed application
• required eligibility and verification authorization
• executed purchase agreement, assignment agreement, or other approved contract documentation
• settlement statement, HUD-1, closing disclosure, or equivalent closing document
• proof of investment purpose
• contact information for the closing attorney, title company, escrow agent, settlement agent, or other approved closing professional
• entity ownership documents, if purchasing through an LLC or other entity
• tax forms, including W-9 or other applicable forms
• certification that this is the recipient’s first real estate investment purchase
• any other documentation reasonably needed to verify eligibility and approved use of funds
Taxes and Expenses
All taxes, fees, reporting obligations, travel, lodging, legal costs, due diligence expenses, deal costs, and any other expenses are the sole responsibility of the participant or recipient.
Confidentiality and Public Disclosure
Applicants are responsible for deciding what information they share. Organizer does not guarantee confidentiality for information shared in applications, videos, voting materials, live presentations, networking spaces, or event-related discussions. Organizer may anonymize certain deal details in public-facing materials, but applicants should not disclose information they are not comfortable sharing publicly.
Publicity and Content Rights
By applying, participants grant Organizer and its designees the right to record, photograph, edit, publish, display, distribute, and otherwise use participant names, images, likenesses, voices, biographical information, application materials, videos, presentations, and related content for advertising, promotional, editorial, educational, and event-related purposes without additional compensation, except where prohibited by law.
Conduct and Disqualification
Organizer may disqualify a participant or revoke finalist or recipient status for:
• failure to comply with competition terms
• false or misleading information
• fabricated or unverifiable deal submission
• failure to provide required documentation
• failure to attend live competition if selected as a finalist
• disruptive conduct
• suspected fraud
• violation of event rules
• conduct that compromises the integrity of the competition
Event Changes
In the event of unforeseen circumstances affecting the live event, including venue issues, schedule changes, technical issues, safety concerns, force majeure, or operational constraints, Organizer may adjust the timing, venue, format, voting process, finalist selection, or live presentation structure.
Governing Law
These terms are governed by the laws of the State of Louisiana, without regard to conflict of law principles.
